Smith Center (the “Dean Dome”), rebuild on the same footprint, build a new arena on campus, or move to an off-campus location such as the Carolina North site near the former Horace Williams Airport.

The deliberations are extensive, reflecting serious structural, logistical, financial, and cultural considerations; below is a detailed look at the options under consideration, what motivates them, and the broader implications for UNC’s basketball future.

UNC’s impetus to re-examine the Smith Center arises from growing recognition that, while iconic and historic, the facility is increasingly outdated. The arena opened in 1986 with a capacity of 21,750 seats. Over decades, the demands placed on major college basketball venues have evolved — premium seating, luxury suites, modern concourses, enhanced amenities, and revenue-generating opportunities outside just ticket sales are now expected elements for top-tier programs.

As one official put it, although the Smith Center still draws large crowds (“21,000 people with a single concourse”), the existing facility “can’t do” many of the things elite programs now need — from fan comfort to recruiting appeal and revenue generation. Renovation itself would be far from trivial: estimates for just replacing the roof start at $80–100 million. And even beyond that, issues such as narrow concourses, limited premium seating, and aging infrastructure remain.

Given these pressures, a working group appointed by the university has laid out six potential paths. These are:

Full renovation of the existing Smith Center. This would address immediate structural and amenity deficiencies, but would require temporarily relocating games and likely building a new facility for the swimming/diving programs currently adjacent to the arena (because their natatorium sits next door).

Tear down and rebuild on the same footprint. Essentially a “brand-new Smith Center” that retains its central campus location. But again, games would need to move off-site temporarily during construction.

Build a new arena elsewhere on campus — for instance, on the parking area known as the Bowles Parking Lot (off Skipper Bowles Drive), or in the Odum Village area near the hospital. Each on-campus site has tradeoffs: the Bowles Lot requires replacing many parking spots and addressing significant infrastructure (storm sewer, chilled water, etc.) changes; Odum Village would conflict with current campus land-use plans.

Build a new arena off campus, at one of several possible sites — among them the Friday Center area (along Highway 54) or the Carolina North site, a larger tract near the former Horace Williams Airport.

Of the options, university leadership and decision-makers have recently seemed to lean toward building a new arena at the Carolina North site — an off-campus location — as the most viable long-term solution. According to reporting, that new arena would likely seat around 16,000, a reduction from Smith Center’s 21,750, but with 20% of capacity allocated to premium seating (luxury suites, club seats) — a modern revenue-oriented design. The plan for the Carolina North site also envisions a mixed-use complex: not just a basketball arena, but surrounding retail, dining, entertainment, lodging, possibly other community amenities — a true multipurpose venue and destination.

The timeline under preliminary feasibility studies suggests that from pre-design to completion could take “just shy of six years.” From the department’s perspective, this new-build option offers strong financial incentives: new ticket-licensing opportunities, increased revenue streams, modern amenities to attract fans, recruits, and events beyond college basketball.

At the same time, UNC leaders are still soliciting input and feedback — from students, alumni, fans, and the broader Carolina community — before making a final call. The process is part of a larger master-planning effort for the entire campus and its long-term needs.

But the debate is not just practical or financial; it’s deeply tied to identity, tradition, and history. The Dean Dome is more than just an arena: it’s where generations of students, alumni, and fans have witnessed defining moments in Tar Heel basketball, seen legends walk to the court, experienced the thrill of March, listened to fight songs after buzzer-beaters. For many in the UNC community — former players, long-time fans, campus staff — the idea of leaving “the Dome” inspires resistance, nostalgia, a sense of loss.

Indeed, some former players have publicly pleaded with the university not to demolish the Smith Center — arguing that the “Dean Dome experience” is part of what makes Carolina basketball special. Coach Hubert Davis, an alum and former Tar Heel, has admitted in interviews that he’d “never want to leave the Dean Smith Center,” describing it as a connection to the legacy of Coach Dean Smith himself.

Given all this, the decision UNC faces is not simply architectural or financial, but cultural: can a new arena — even a significant upgrade — preserve the intangible sense of home, history, identity and community that the Dean Dome currently embodies? Or will moving to a modern, mixed-use complex at Carolina North signal a new era — one where stadium design, revenue, modern amenity standards, and institutional growth align with evolving expectations of college athletics?

A few likely tradeoffs emerge:

Pros of a new Carolina North arena: modern amenities, premium seating, mixed-use development, revenue growth, potentially better fan experience, contemporary standards for recruits and athletes, and less of the campus-space constraints that make renovating or expanding Smith Center difficult.

Cons: departure from a campus-central location; possible loss of tradition and “home-court feel”; need to shuttle students/fans to off-campus location; risk of disconnecting basketball from the core campus community; potential controversy over land use and environmental implications (especially around development at the Carolina North site).

Meanwhile, renovating or rebuilding on campus preserves proximity and tradition but may come with high costs, disruptions during construction (forcing games elsewhere for seasons), and might still fail to deliver the amenities and revenue potential of a new facility.

From the standpoint of long-term strategic planning, UNC’s athletic department and administration appear more and more convinced that “status quo is not an option.” As reported by the university, “in order to continue our championship success,” they must examine all options. And with premium-seating economics, mixed-use potential, and shifting landscapes in college and pro sports venues, a new-build at Carolina North seems to present the strongest financial and strategic case.

At the same time, the institution recognizes this is not simply a facilities decision. It involves community input, alumni sentiment, school identity, campus planning, and balancing growth with preservation of heritage. UNC has engaged consultants — among them the well-known architectural firm Populous — to conduct a detailed feasibility study. That study encompasses site analysis, traffic and transportation implications, parking and infrastructure, market demand, revenue potential, and massing/site-planning considerations.

The outcome is not predetermined. While current signals point toward a new off-campus arena at Carolina North as the likely choice, nothing has been finalized. As of recent public statements, decisions could come “within months,” but final adoption depends on many factors: funding sources, community feedback, campus master-plan approvals, and the results of ongoing feasibility analysis.

What this means for fans of UNC basketball — long-time alumni, students, and future recruits — is that change is on the horizon. If the Carolina North plan moves forward, future Tar Heel games could be played in a venue vastly different from the hard-concrete intimacy of the Dean Dome: a modern, revenue-generating, mixed-use complex with premium seating, contemporary amenities, and possibly a wider array of entertainment, dining, and community uses surrounding it.

At the same time, the university will need to manage the transition carefully so as not to erode the intangible bonds that define Carolina’s basketball culture. The “Dean Dome” is more than a building; it is the site of memories, traditions, identity — the home court of a storied program, a gathering place for students, alumni, and fans, and a launchpad for legends.

In the end, UNC’s evaluation represents a crossroads: whether to preserve tradition at the cost of modernity, or embrace a new era that offers growth, modernization, and financial stability — even if it means leaving an iconic home behind.

If you like, I can lay out three possible scenarios for UNC’s basketball future depending on which option they choose, with potential pros and cons for players, fans, university, town, tradition.

The University of North Carolina at Chapel Hill (UNC) is indeed currently evaluating options for its basketball program’s future home — weighing whether to renovate the Dean E.
